How can I get a mortgage?

So here is my ordeal I want to buy a house in Arkansas with a purchase price of $145,000 I have the normal 20% down. I'm currently not working and my credit is good. I was wondering what if at all my options were. Can it be done without a co-signer or can it be done in my name with a cosigner? Would FHA be a good option? I spoke with a mortgage rep and they said that would be one option but never called me.
